First Time Homebuyer Properties for Sale
Are you a first time homebuyer looking to purchase a single family home? HOCN currently has two affordable homeownership opportunities available in the City of Buffalo; 152 Purdy Street and 160 Purdy Street.
152 Purdy Street and 160 Purdy Street are both 1,473sq/ft single family homes featuring 4 bedrooms, 1.5 baths, off-street parking, covered front porch, and landscaped yard with appliances included. These new build homes are part of a concentrated infill project to help bring more affordable homebuyer opportunities to the Masten/ East Ferry community. These opportunities have been developed by Raising the Standards Community Development Corporation and funded by the City of Buffalo with financing through the Buffalo Urban Renewal Agency and the U.S. Department of Housing and Urban Development HOME Investment Partnerships Program.
To qualify you must…
- Be an eligible first time homebuyer (have never owned a home or have not owned a home during a three-year period prior to purchase of home.)
- Plan to occupy the house to be purchased for at least ten years.
- Complete a HUD certified homebuyer education class, including programs available through Belmont Housing Resources, Buffalo Urban League, and West Side Neighborhood Housing Services.
- Have a household income no more than 80% of the area median income*, based on family size (see chart below.)

How Can I Apply?
Applicants must complete an application with our staff and provide all required household income documentation to show that they meet income restrictions. Applicants are encouraged to bring their lender prequalification letter to support their application.
