Applications for our Cynthia Gardens Apartments (294 & 302 Hudson Street) are not available at this time. Applications were due on April 19th, 2013 and a lottery drawing was held on April 27th, 2013. Selected tenants have moved in  and all units are currently full.

A waiting list is on file for those interested in being notified of vacancies at Cynthia Gardens. This list is first come, first serve. Am I Eligible to Live at Cynthia Gardens?

In order to be eligible to live at Cynthia Gardens, applicants must meet the following criteria:

  • Fall at or below the 60% Area Median Income (see chart below);

*These income guidelines are based off of 2017 numbers and are subject to change annually.

  • Have the appropriate required State capacity; 2-4 person capacity for 2-bedroom apartments  and 3-6 person capacity for 3-bedroom apartments; and
  • Provide a complete application with all required attachments (including proof of income and identity, and references.)
How Do I Apply?

Applicants must meet income and other eligibility criteria to qualify for an apartment.  There is neither an application fee nor a broker fee to apply for the apartments in these listings. This is not a government program; you will be entering into a private real estate transaction between yourself and Cynthia Gardens. You can stay in the apartment as long as you still meet the eligibility requirements, such as income and household size.
